10 ways to come up with a down payment

You've found the perfect house. Interest rates are are still low. There's just one thing standing between you and your dream home: a down payment.

Don't abandon your homeownership quest just yet. Here are 10 ways to come up with the cash for your new castle.

1. Pay off your plastic.
Paying bills is not fun, but it definitely will help in your hunt for down-payment money. When you carry a credit card balance, the ever-accumulating interest charges mean more of your money goes to the card company each month. Keep that cash for yourself by cutting your debt load. With Bankrate's payment push system, you prioritize your debts and pay the most on the one with the highest interest rate. Once that's paid, shift your focus to the next highest rate and so on. You'll get the most money-sucking credit card bills out of the way more quickly, freeing up more of your income to go toward building your savings.

2. Ladder CDs to boost savings.
Once you've got a few extra bucks, put it to work making more money for you. Many investors prefer certificates of deposit. They are low-risk and relatively accessible. But when interest rates are low, the return isn't always what a saver hopes. You can maximize the earning power of CDs by buying different certificates at varying maturity dates. For example, instead of buying one big CD, parcel out your money into three-month, six-month and one-year certificates. Known as laddering, this gives you flexibility to adjust your savings as rates change. Laddering allows you to lock in when rates are high and when rates are not so good, the process keeps you from being stuck for too long with low earnings.

3. Use special programs.
There are many programs for home buyers in down-payment distress. Borrowers in a wide range of incomes, locales and professional groups may have access to aid from Fannie Mae and Freddie Mac, the government-sponsored offices that buy mortgages and package them as investments. Various nonprofit and community groups also lend a hand to buyers struggling to put money down on a home. And don't forget about assistance from state agencies.

4. Tap your IRA.
If you're looking to buy your first home, let the Internal Revenue Service help. Tax laws allow you to use up to $10,000 in IRA funds as a down payment if you've never owned a house. If you're married and you both are first-time buyers, you each can pull from your retirement accounts, meaning a potential $20,000 down payment. Even better is the IRS definition of first-time home buyer. Technically, you don't have to be purchasing your very first abode. You qualify under the tax rules as long as you (or your spouse) did not own a principal residence at any time during the two years prior to the purchase of the new home. In these instances, Uncle Sam waives the penalty for early withdrawal, but you may owe tax on the money depending on the type of IRA. Many cash-strapped home buyers, however, find the long-term return of investing in residential real estate is worth the short-term tax bill.

5. Borrow from your 401(k).
Do you have more retirement money in a company savings plan? Consider borrowing against your 401(k) for the down payment. There are downsides to this strategy: Unlike an IRA home-related withdrawal, you'll have to pay back any money you take out of your company plan. The repayment will cost you a bit more since the account contributions were made with pretax money, but your payback will be made with after-tax dollars. At least the interest payments on this loan will be going back into your 401(k).

Increase PageRank Fast with Quality Backlinks

The PageRank of a website is determined largely by the importance, or popularity, of the site based on the PageRank of the sites linking back to it. You must take advantage of quality backlinks to increase the PageRank of your site.

What are backlinks?

Plain and simple, backlinks are links that point back to your site. They are links you have exchanged with or received from other sites, as well as links placed strategically by you in forum posts, blog posts and comments, and the resource box of submitted articles. The submission of your site to website directories also provides backlinks that are highly favored by search engines.

Ideally these links, especially those placed in your forum signature and resource box of published articles (see my related article "Your Signature - An Internet Marketing Goldmine"), will contain keywords in the text of the link to create "anchor text." For example, "Online source for anniversary gifts" instead of "Click here for online anniversary gifts". Placing keywords in the text of the link anchors your keyword(s) to your url rather than anchoring "Click here" to your url. Not only do you have a backlink to your site, you have created a link of higher quality that includes the keywords you are targeting in your overall marketing campaign.

Why do I need backlinks?

The number of quality backlinks linking to a site is one of the main criteria used by Google and other search engines to rank and place websites. This statement, written by David Austin in a Feature Column of the Monthly Essays on Mathematical Topics, sums it up: "The fundamental idea put forth by PageRank's creators, Sergey Brin and Lawrence Page, is this: the importance of a page is judged by the number of pages linking to it as well as their importance."

With this all-powerful statement from the creators of Google, the importance should be clear: you need backlinks to attract the robots that determine the importance of your website. The value of your page, your website, in the eyes of Google's robot lies in the number and quality of the links that it finds from other sites to yours. As the number of other popular, high-ranking sites find your site worth linking to grows, your popularity goes up along with your position in the search results.

In other words, quality backlinks are needed to entice search engines to stand up and take notice.

Backlinks are also helpful in leading visitors to your site. In this regard, backlinks are much like bread crumbs left by Hansel and Gretel to find their way back home. When your site is new, the robot will not place your site at the top of the results list immediately no matter how much time and effort went into the design and SEO of your site. Links from other sites that searchers are likely to find could lead them to your site if they look through the links page to find related products that might be available on your site.

In addition, links placed in posts to forums and blogs and the resource box of published articles have the potential of being seen and followed by thousands of visitors every day. If the forums, blogs, and article directories have high page ranks, you have more than just a link for visitors to follow, you have a quality link that will serve to increase your page rank as well as your traffic.

What are quality backlinks?

Quality backlinks are links from websites that have a higher page rank than your site, links from websites that have content or purpose related to your site (also known as relevance), links that include anchored text, and links that are built naturally over time, not a sudden increase in links just for the sake of having a high number of links.

Google has made it very clear that the importance of a site in the eyes of Googlebot is greatly influenced by the number and importance of the pages linking to it. In order to increase your PageRank, your website's importance in the eyes of search engines, seek out links from higher-ranking sites that have related content, include anchored text in your signature for forum and blog posts as well as your resource box in articles, and let links build naturally over time. These practices will be a valuable part of your overall marketing strategy.

NEW YORK (CNNMoney.com) -- With many franchisors capitalizing on the convenience trend, you can find services that help you do everything from cooking, cleaning, day care and even teaching your kids some shortcuts to get ahead in their toughest classes.

One of the latest such franchises, Math Monkey, aims to teach kids, aged six to 12, concepts based on the principles of Vedic math.

Vedic Mathematics" is based on an ancient Indian system of mathematics, which was rediscovered in the early 1900s.

The Vedic math system of calculation allows problems to be solved without calculators, pencil or paper, based on sixteen formulas.

"It's a way of looking at numbers and thinking about numbers that really illuminates the entire system of mathematics," said Kirsten Fisch, president and CEO of Math Monkey.

Fisch, who has a background in early childhood education, founded Math Monkey Knowledge Centers in September 2005.

Now Math Monkey, which claims to be the only supplemental education franchise dedicated to teaching kids Vedic math, is becoming increasingly popular.

Since the business model started to franchise in the summer of 2006, there are currently about 20 franchises in Florida, Georgia, Missouri and California, but they hope to get up to 300 locations by the end of 2009.

Fisch insists that Vedic is not a new trendy way of teaching math. "Math is everywhere, it's in everything we do," she said. "I don't think there is anything trendy in that."

But with all the hype surrounding Vedic lately, one can't help but wonder if the buzz might soon fade.

When a fad fades

Other franchises that have sought to capitalize on a single trend have had mixed results in the long run.

Of course few franchises last forever. Singer Sewing Machine, Super Value Stores and the Schwinn Bicycle franchises all enjoyed a prolonged heyday before closing their doors and becoming relics of another era.

"As the economy has changed and we have increasing numbers of working parents, you've got issues related to childcare. And clearly that's a phenomenon," said Matthew Shay, president of the International Franchise Association.

The rise of convenience-based franchises fills a need for consumers. "We've gotten accustomed to immediate gratification," Shay said.

And the increasing number of learning centers reflects the pressure on the marketplace to deliver solutions, he added.

In the long run, if a business succeeds in making life easier for you, then it has a good chance on success, according to Lori Kiser-Block, the president of FranChoice, a franchise consulting firm.

"Convenience is hot," she says.

But for those looking to invest in a franchise opportunity, a solid business plan and financial stability is more important than a hot new concept, Kiser-Block warns.

A successful franchisor must be able to re-invent the business model to stay current. For example, some of the more successful franchises in the once-hot tanning segment have evolved into spa services, which are more of the moment.

"Those franchisors figured out a way to stay in touch with their customers," Kiser-Block said
